Drive-Thru Needs Maintenance

Recently, we got a call from a fast food restaurant that needed their drive-through repaired. They also wanted to add some spaces and expand to have a second drive-lane. We were able to build new asphalt for them after providing their repair needs.

Our asphalt specialists arrived for the asphalt paving in Smithtown at the restaurant to inspect, evaluate, and provide an estimate for the fast food restaurant owner. Our guys inspected the parking lot and drive-through, then provided the owner with a few options and then an estimate that he was comfortable with. He scheduled us to start on his parking lot first thing Monday morning.

The parking lot paving began

The crew arrived first thing Monday morning. All of the crew were commenting on how great the weather was as the temperature wasn’t too hot and there wasn’t a dark cloud in the sky. The crew wanted to start repairing the drive-through immediately as they only had a few hours until the restaurant was to open and the customers would need the drive-through to be ready. The drive-through needed to have extensive crack sealing done. The crew began to clean the cracks first so there would be no debris or dirt in the cracks, then they applied the crack sealant to each of the cracks thoroughly.

The crew then started working on the adding additional parking spaces where the owner asked them to. They prepped the ground, then they began the grading and sloping to the ground so the water would drain off properly. The crew added the sub base aggregate, then they compacted it to reach the appropriate thickness, then they applied the binder layer. The crew applied the surface asphalt, which is a mixture of small aggregate, oil, and sand, then they compacted the surface. The crew did these exact steps when they added the second drive-thru. The crew always made sure that when they working at the restaurant they never got in the way of the customers that was visiting the establishment. At times it was difficult, especially when they were trying to add the second drive-through, but they were able to get it done.

All of the repairs were made, the added parking spaces, and the second drive-through lane was installed for the customer. Once all of the work was finished the parking lot and second drive-through lane looked great. We were able to get the parking lot paving in Smithtown done two days ahead of schedule, which was very much appreciated by the customer because his fast food restaurant was very busy each and every day that we were there. Repairs Promote Mental Health

We got a call from a psychologists office that needed help with their parking lot, which was in disrepair. Their whole facility and service is designed to promote the mental health of their clients, so they needed to make sure that their parking space wasn’t upsetting anyone. We scheduled a complimentary consultation for parking lot repair in Hauppauge for the same afternoon, and they were pleased that we could come out so soon.

A couple of our asphalt experts arrived at the office in Hauppauge and the office manager showed our guys certain areas in the parking lot that needed attention immediately. Our guys inspected and evaluated the asphalt, then gave the office manager an estimate, which they were happy with and asked us to start as soon as we could. The office manager asked if there was any way that we could do the work on the weekends because the office was closed, and we let her know that would not be a problem.

Our crew arrived first thing Saturday morning. The crew was happy that the weather would be great as the sun was shining bright and there wasn’t a cloud in the sky, which was perfect weather for asphalt repairs. The crew first started cleaning the asphalt surface thoroughly with our industrial power washer. The cleaning would remove any dirt, debris, and chemicals from the asphalt surface.

The crew then began to start repairing the large pothole in the parking lot. The crew cut out the damaged asphalt, then they made sure to remove all the loose gravel from the area. They began to fill the hole with aggregate asphalt, then they compacted the new aggregate with the tamping tool. The crew made sure the asphalt was thoroughly compacted, then they applied a layer of sealer on top of it once it was completely dried.

The crew then started working on the crack sealing. The crew filled each crack with rubberized asphalt crack sealer. The crew worked throughout the entire day until each crack was successfully filled. After they had the last crack filled, the crew packed up as they had completed this project. We repaired a pothole and did crack sealing extensively throughout the parking lot.

Two of our crewmembers went to the psychologists office Monday morning. They wanted to check over the work that they had provided and talk to the office manager. All of the repairs looked great and they let the office manager know that they may want to consider sealcoating the parking lot now that all of the repairs were made because the sealcoating would add a smooth and attractive look to the parking lot and it would also preserve the maintenance that we had provided for them. The office manager was pleased with the parking lot work that we provided and would consider the sealcoating.

Complex Structure is No Problem

We received a call from a developer who needed paving done in a parking lot here in Long Island. The parking lot was to have two levels next to each other, connected by a two lane ramp that needed to be large enough for trucks to maneuver safely. It was a tricky project, but we were able to provide a comprehensive estimate that impressed the project manager. This asphalt paving in Nassau County turned out great!

Our crew arrived at the location bright and early Monday morning. Thankfully, the weather forecast was in our favor as it was supposed to be sunny skies and warm temperatures without any rain scheduled. The crew knew that this was going to be a different yet difficult project, but they were all ready to get started on it.

The crew started getting the area ready for the lower level parking lot. The crew started building the columns for the first level, then once they had that built they began grading the area with our industrial automatic motor graders. This is an important step that must be done right the first time. The grading will ensure that any water would effectively run off and drain properly. The crew then began to lay the sub base. The sub base will be the surface for the parking lot, so it must be very stable. The sub base was installed to the precise thickness, then it was fully compacted.

The crew started laying the binder layer over the sub base. The binder layer is an aggregate mixture that will provide a strong, durable, and long lasting layer. The crew then applied a layer of fresh asphalt. This layer is a smooth layer that is made with small aggregate, oil, and sand. This step is what would make the surface of the parking lot shiny. The crew finished this parking lot, then started working on the second one. Each step was followed precisely until the second parking lot was installed. The crew then began working on the two lane ramp as basically the same steps were followed.

It took the crew a couple of weeks to get the entire parking lot paving project in Nassau County completed, which was still done several days ahead of schedule. The crew was thrilled that they were able to get this complex job completed with days to spare. Overall, the project was a complete success and we were very proud of our crew’s performance and craftsmanship that went into completing this project for the client. Each of our crew members are hard workers and they are always up for a challenge, and they definitely came through with this project.

Maintenance on Multiple Properties

Not long ago we got a call from a past client that wanted to get all of their Oyster Bay asphalt repairs and maintenance done over the summer. They had three lots that needed attention. The first one required a saw cut patch and replace method on a big pothole near the center of the lot. The other two just needed some basic crack sealing.

The crew arrived at the Oster Bay location. The crew started the saw cut in the asphalt where the pothole was located. The crew cut a complete square around the pothole and the cut was several inches from the edge of the pothole. The crew removed all the debris from the area that was cut, then they removed all the loose sand and debris with a broom, so the cut was completely free of all debris. The crew then applied fresh asphalt into the hole that was cut. The fresh asphalt was spread evenly into the hole, then the crew packed the asphalt firmly into the hole.

The crew returned the following day and began cleaning the other two parking lots. The crew needed to clean the entire parking lot thoroughly so they could remove any oil, chemicals, dirt, and debris. The crew then began checking each of the cracks to make sure that no liquids entered the sub base of the asphalt, which there was none, then they cleaned out each crack to remove all debris. Once they had the cracks cleaned they began filling each crack with fresh asphalt, then they packed the asphalt firmly into each crack. Once all the cracks were filled in that parking lot they started on the next parking lot.

The crew did the same steps with this parking lot. The crew cleaned the parking lot thoroughly from all debris, then they cleaned and inspected each crack. They filled each crack with fresh asphalt, then they packed the asphalt firmly into the cracks, so no liquids would enter the crack again. The crew was able to have all of the parking lot repairs and maintenance performed within two and a half days.

The crew always made sure that they left the job site cleaner than when they arrived and every repair was done successfully. Maintenance for Retail Sales

Recently, we got a call from a retail homegoods store that wanted to make sure their parking lot was in really good shape for their upcoming end of summer sales. They wanted to be able to display some of their goods on the sidewalk, but they quickly realized that this would bring more attention to their cracked parking lot. They called us in to do parking lot maintenance in Hempstead We ended up doing crack sealing, sealcoating and remarking here.

The parking lot wasn’t in terrible condition, but just needed some parking lot maintenance performed. We gave the store owner an estimate that he was happy with, then he scheduled us to start as soon as we could.

The crew arrived to the location and they were all happy to see that the sun was shining and not a cloud in the sky. The crew started cleaning the parking lot thoroughly to remove all the dirt, debris, and chemicals from the asphalt surface. This is an important step, so the crack sealing and sealcoating would adhere to the asphalt surface. Once the crew had the surface cleaned they began filling each crack with hot asphalt. The hot asphalt was compacted into each crack. When the crew had all the cracks filled they started sealcoating the entire parking lot. The crew had the parking lot seal coated, then returned the following morning.

Our crew would rope off half of the parking lot, so they could get those parking lot markings done, then they let it dry for thirty minutes, then the crew would rope off the other parking lot, so they could get it finished. Our crew understands the importance of allowing our client’s business to be open, which is why they roped off half of the lot, then the other until the entire project had been completed.

New Installation Job Helps Out Restaurant Space

We got a call from a new customer that wanted a vacant space outside of their restaurant paved. We gave them an estimate for the new parking lot paving in Brookhaven, which they found to be very reasonable. Although it was a smaller space, the grading conditions were very favorable. The parking lot ended up looking amazing, and we were able to expand their handicapped parking by four spaces!

The crew arrived and began prepping the land for the grading. The crew used our motor graders, so the land would be precise in having the water draining properly. The grading process is essential. If the grading isn’t done right, then the water will not drain properly and this could cause cracks, potholes, and major damage to the asphalt.

Once the grading was completed the crew started getting the sub base laid. The sub base is what will provide the asphalt surface with stability. The sub base thickness was done, then the crew began compacting the sub base. The crew finished the sub base, then they began applying a layer of binder. The binder is a large mixture of aggregate that has oil added to it. This will make the parking lot strong, durable, and long lasting. After the binder is applied, the crew applied a layer of asphalt. The layer of asphalt would provide the parking lot with a smooth surface. The surface layer of asphalt is a smaller mixture of aggregate, oil, and sand. When the small aggregate mixture is combined the surface of the parking lot has that jet black appearance that is shiny.

The crew then used the roller truck to compact and smooth the small aggregate mixture. Using the roller truck would ensure that no stones are poking through the asphalt surface and it would provide a very smooth surface too. On the last day the crew arrived to the location to do the parking lot markings. The crew was able to add four extra handicapped parking spots that were clearly marked. Our crew knows the ADA standard requirements. Once all the parking lot markings were done our crew let them dry thoroughly for an hour. This would allow the markings to not peel off and to stay in place for a very long time.

The crew had the new parking lot installation done and completed right on schedule. The new parking lot looked outstanding, which always makes our crew happy, because they know that we are the number one Brookhaven paving contractor to call for all asphalt needs. Property Manager Requests our Help

Not too long ago we got a call from an apartment manager that needed a quote on a parking lot installation for a newly constructed apartment building. We scheduled the meeting for the following afternoon when the apartment manager was free to meet with us, and our experts showed up promptly on time. Our crew measured the area, and once we gave him the quote and showed him some of our past work, he was blown away. He couldn’t get over the photos that we showed him of our past work as an asphalt contractor in Long Island. The apartment manager ended up going with our quote for the parking lot paving, and he also wanted us to give him estimates for asphalt maintenance jobs at some of the other properties he manages.

Paving Contractor Project Begins

We were scheduled to start the parking lot installation in just a couple days as the apartment manager wanted to make sure that there would be no other workers on the property, so we would have complete access to the area where the parking lot was to be installed. Our crew arrived and began prepping the area.

We use several trucks that transport the hot asphalt, so when one truck was dumping the asphalt the other truck would go retrieve another load of asphalt. It is very important that the asphalt never cools down. The crew would compact the asphalt down with our roller until all of the hot asphalt was laid. The crew returned the next morning to apply the parking lot stripes. Once the parking lot was installed, paved, and stripes applied, our crew began packing up and cleaning up the job site. Our crew will never, ever leave a mess at a job site. We thrive on leaving the job better than when we arrived.

A few days later the apartment manager contacted the office. He just wanted to praise our crew for doing an outstanding job. He said in all of his years of being an apartment manager he had never seen such a great parking lot paving in all of Long Island. He said that our crew really did impress him with our craftsmanship and knowledge, and he looked forward to working with us again with other properties that he manages. He said he took photos of the work that our crew had done and sent them to the owner of the property, and the owner couldn’t believe how great the parking lot turned out and our price was lower than what he had paid in the past. They both agreed that Dumor Construction is the only parking lot paving contractor in Long Island that does a great job!

Extensive Job Helps with Expansion

We got a call from a local church that needed a small area paved, but they also wanted the new asphalt paving to match their existing lot, which was in a state of disrepair. It was very important that these parking lot repairs were done as soon as possible because they didn’t want any of their congregation to fall and get hurt or their vehicles to get damaged. We asked them when would be the best time for us to come by and inspect the parking lot and to provide an estimate, and they wanted us to come out as soon as we could, so our team was at the church within the hour.

Our Islip asphalt contractor team started inspecting and evaluating the parking lot and the parking lot was in very bad shape. We gave the church members the estimate and they said that it was within their budget, so we were scheduled to start on the parking lot first thing Monday morning.

Parking Lot Paving Work Starts

The crew arrived at the church Monday morning and thankfully the weather was perfect. The sun was shining and it wasn’t too hot, and there was no rain in the forecast for the entire week, which is what we needed to get this job done for the church. The crew started cleaning the parking lot thoroughly to remove all the dirt, chemicals, and debris from the parking lot, then the crew started patching the potholes that were in the parking lot. Once all the patching was done, the crew did a lot of crack sealing, then the sealcoating was applied. The crew returned the following day to start the installation of the parking lot addition, and the crew worked on that for two days until it was completed. The crew returned on the following day to restripe both lots.

We did an extensive repair and maintenance work (including crack sealing, parking lot patching, and sealcoating and restriping) to get everything up to snuff while we also installed a larger area of the parking lot for all members of the congregation to enjoy. Our crew was able to get the parking lot completed one day ahead of schedule, so when all the congregation arrived Sunday morning for church services they would be greeted with a new and safe parking lot.

Delivery Needs Call for Urgent Service

We got a call from the owner of a pizza shop who was in serious distress and looking for an asphalt contractor. He owned two of the vehicles that he used for deliveries, and two of his drivers had their own cars. One of his drivers had popped a tire in a pothole in their parking lot, and that had thrown off deliveries for several hours, which was not good for his reputation or business. He wanted us to come out and inspect the lot in order to provide a quick estimate for parking lot repair in Suffolk County. We came out right away and took a look at the lot.

Parking Lot Patching and Repair is Evaluated

We put the owner at ease when we told him that his parking lot wasn’t the worst that we had seen. We gave him an estimate and we let him know that we would be able to do this job in the morning, and most likely have it finished before his evening business started. He was relieved and happy to have found a good company for the parking lot patching.

Our crew arrived at the pizza shop first thing that morning and the crew began to clean the parking lot to remove the dirt, chemicals, and debris that were present on the surface. The crew then started repairing the potholes by removing the distressed area, then excavating the pavement until the crew reached a firm area of support. The crew then applied a tack coat, then added the asphalt mixture into the hole. The asphalt mixture was compacted firmly with our plate compactor. Our crew made sure to make sure the edges were overlapped and compacted as well. The crew made sure that the surface where the patch was applied was even with the rest of the pavement. The crew did this with each of the potholes that were on the parking lot until the repairs were all made.

About an hour before the evening business rush was about to start is when our crew was cleaning up and packing up the equipment. The pizza shop owner came out when he saw the crew finishing up for the day. The owner thanked the crew for getting the parking lot repairs done quickly, and for doing a great job too. The crew let him know that if he had our parking lot maintenance service that he wouldn’t have to worry about his parking lot getting in bad shape again because we would prevent that. The owner said he would look into that immediately because he didn’t want his delivery driver’s vehicles to become damaged again from his parking lot. He thanked the crew and even invited the crew in for a free pizza because he was happy with the services that we had provided for him.
